The population of Playa del Carmen has surged significantly over the past few decades. In the year 2000, Playa del Carmen had a population of just 43,613 people. By 2010, that number had increased to nearly 150,000, and as of 2024, the city’s population is estimated to be 281,142 residents​. This rapid growth can be attributed to the development of the tourism industry, as well as investments in infrastructure and real estate, which have attracted both national and international residents.

In the first eight months of 2022 alone, Playa del Carmen and Tulum received over 822,000 visitors, setting new tourism records​. Condominiums dominate the market in Playa del Carmen Centro, with a variety of options catering to different tastes and budgets. One of my favorite things about developments in this part of Playa is that they often offer incredible ocean views from the rooftop. Since this downtown area is more established, there is a limited inventory of new developments. With that said, the pre-construction opportunities that are available are popular with investors, giving them a chance to get in early on some of the most exciting developments in the city.

The Average Price per Square Meter in Playa del Carmen Centro ranges between $2,000 and $4,000 USD. Properties closer to Quinta Avenida (5th Avenue) and the beach tend to be at the higher end of this range, while those slightly further inland may be less expensive.

Several factors influence the price per square meter, including proximity to the beach, amenities, and the type of property. Luxury properties or new developments with modern amenities, such as pools and gyms, can command prices well above $4,000 USD per square meter​.

  • Yum Yum by George: Yum Yum by George serves a delightful fusion of Thai and international cuisine.   • La Tarraya: Open since 1968, La Tarraya is the oldest restaurant in Playa del Carmen. This is one of my favorite local seafood restaurants because the food is always fresh and there is seating directly on the beach. I especially love their shrimp cocktail and the coconut shrimp.

Marley Coffee is a Caribbean-themed café inspired by the reggae legend Bob Marley and owned by the Marley family. With its mellow ambiance, soothing reggae tunes, and a solid coffee menu, Marley Coffee is ideal for those looking for a laid-back place to work or relax with reliable Wi-Fi and A/C.

  • Liquid Prana: Liquid Prana is a luxury brand, already established in the Riviera Maya, with its flagship store based in Playa del Carmen. It has become praised for the highest quality, cold pressed juices, available in all of Mexico. The menu’s primary focus is built around REAL cold pressed juices, homemade nut mylks, cold brew coffee, superfood shakes, and superfood frozen bowls.

    Best For: A relaxed working environment with reliable Wi-Fi and A/C or meeting up with friends.

  • Ah Cacao Chocolate Café: Ah Cacao has multiple locations across Playa del Carmen. It is a beloved spot for coffee lovers and those with a sweet tooth. While it’s best known for its chocolate treats made from locally sourced cacao, the café also offers an excellent selection of coffee and light bites. Their Wi-Fi is reliable. I generally prefer to work out of the one on Calle 38 and Quinta Avenida, but there are 2 other work-friendly location on—one on Constituents and Quinta and the other on Calle 2 and Quinta Avenida.

  • VIKA: VIKA was so popular that it now has several locations across Playa. It offers a welcoming atmosphere for both coffee lovers and those with a sweet tooth. The media lunas de jamon y queso as well as the alfajores, traditional Latin American cookies filled with dulce de leche, are a must-try.

    INSIDER TIP: If you want to enjoy a peaceful beach day, head out early in the morning or visit during the week when the beaches are less crowded. For a more serene experience, walk up to Playa 72 or Playa 88. They are less frequented by tourists, making it a perfect spot to enjoy the pristine waters in a more relaxed setting.
